Peoples' Self Help Housing Corporation in Arroyo Grande, CA is seeking a Maintenance Technician I to perform routine building maintenance, repair vacancies, inspect units, and support property management with proactive upkeep.

You will review work orders (Yardi knowledge preferred), maintain supplies, assist with preventative maintenance, and respond to after-hours calls as needed. Valid CA driver's license required.

Qualifikationen

• Basic construction or building maintenance knowledge.
• Microsoft Office and general computer proficiency highly desired.
• Ability to operate light equipment and hand tools used in maintenance and repair.

Aufgaben

• Walk interior and exterior sidewalks daily, remove debris, wash curbs. Check fencing for repairs.
• Clean, paint and repair vacant units per policy.
• Review work orders in Yardi and perform repairs not requiring outside vendors.
• Determine if repairs are under warranty and contact manufacturers/contractors.
• Maintain parts and supplies inventory and order as needed.
• Complete unit inspections with Facilities Manager.
• Prepare inspection reports and participate in inspections.
• Conduct preventative maintenance for building systems as prescribed.
• Notify Property Manager of tenant violations.
• Clean dumpster areas and ensure gates are closed when not in use.
• Ensure rain gutters are clear of debris.
• Repair washers/dryers or notify outside vendor as needed.
• Repair and change locks; manage tenant lockouts.
• Unlock/lock driveway gates as scheduled for sites with gates.
• Work within budget with Maintenance Supervisor and Property Manager.
• Other tasks as assigned.
