Job summary

PEOPLE in California is seeking a Maintenance Technician to manage interior and exterior upkeep, repairs, and preventive maintenance across multiple sites. You will review work orders in Yardi, coordinate with vendors, and ensure safety and quality in all tasks performed.

You will lead technicians, participate in bid development for large projects, and collaborate with Property Managers and Supervisors. A valid CA driver's license and reliable vehicle are required for site coverage.

Qualifications

• Intermediate construction or building maintenance knowledge.
• Microsoft Office and general computer proficiency.
• Ability to operate light equipment and hand tools used in maintenance and repair.
• Ability to develop scopes of work and develop bid packets desired.

Responsibilities

• Walk interior and exterior sidewalks daily, remove debris and wash surfaces.
• Clean, paint and repair vacant units per policy.
• Coordinate with vendors for onsite repairs as requested by supervisor.
• Review work orders in Yardi and perform repairs not requiring outside vendors.
• Assess warranty coverage and contact manufacturers/contractors when applicable.
• Notify Property Manager of resident-caused items or violations.
• Maintain parts inventory and order necessary supplies.
• Conduct periodic inspections with Maintenance Manager and prepare reports.
• Perform preventative maintenance on building systems and equipment.
• Manage rental property gates, dumpsters and rain gutters.
• Lead technicians and provide direction as needed.
• Develop scopes of work and bid packets for large projects.
• Obtain bids from vendors and help with contracts.
