Job summary

CloudTen Residential is seeking a Maintenance Technician for Idlewild Park Townhomes, Colonial Court, Prater Way, and Sarrazin Arms properties. The role involves general maintenance, repairs and ensuring rent-ready units within 3-5 days of vacancy.

You will support the Maintenance Supervisor and Community Manager, handle on-call emergencies, and help keep curb appeal and safety compliance across multiple sites.

Qualifications

• 1-2 years of hands-on maintenance experience (plumbing, electrical, HVAC, carpentry, painting).
• Strong attention to detail, organizational, time-management, and problem-solving skills.
• Superior customer service skills including the ability to manage difficult customers and/or situations.
• Ability to work independently.
• Ability to work a flexible schedule to include weekends, evenings, and holidays.
• A valid driver’s license in good standing is required for travel between properties.

Responsibilities

• Perform general maintenance tasks, including appliance repair, basic electrical, HVAC, plumbing, carpentry, pool maintenance, and custodial work.
• Maintain the exterior curb appeal of the community and ensure the cleanliness of the grounds.
• Assist with daily upkeep of pools, spas, laundry rooms, recreation areas, rental offices, restrooms, and other common areas.
• Ensure apartments are rent-ready within 3-5 days of vacancy.
• Respond promptly and professionally to tenant service requests, ensuring efficient resolution within 24 hours. Notify the Community Manager and residents of delays caused by part orders or other factors.
• Maintain accurate inventory of tools, equipment, and supplies.
• Use personal protective equipment as instructed and assigned.
• Conduct inspections and adhere to monthly preventive maintenance directives, including lighting, fire safety, pool/spa, life/safety hazards, and signage checks.
• Understand the locations of gas, electricity, irrigation, and water shutoffs, as well as sewer cleanouts.
• Assist with move-in and move-out inspections as directed.
• Monitor and document the status of vacant units.
• Recommend improvements to methods of operation, safety, and service quality.
• Suggest changes to working conditions and equipment to enhance efficiency.
• Perform on-call emergency service as required.
• Collaborate on special projects such as preventive maintenance of building components or mechanical systems.
• Adhere to Injury and Illness Prevention Policy and Hazardous Materials Policy. Maintain MSDS for chemicals used on-site and ensure safety precautions.
• Communicate maintenance problems or safety concerns promptly to Site Management.
• Represent CloudTen Residential professionally, maintaining a neat appearance and dress code compliance.
