Job summary

Kairoi Residential is seeking a Service Make-Ready to prepare vacant apartments for new residents. You will perform cleaning, basic maintenance, and repairs to deliver move-in ready homes that impress residents from day one.

You will inspect appliances, plumbing, electrical systems, HVAC, and common areas; you’ll partner with the Service Team to complete repairs and keep spaces well‑maintained and welcoming for residents and guests alike.

Qualifications

• 0–1 years of hands‑on general maintenance experience, including basic plumbing, electrical, HVAC, carpentry and painting.
• A high school diploma or equivalent.
• Knowledge of OSHA safety rules and regulations.
• Excellent customer service and time management skills.
• Ability to work independently and as part of a team.
• Ability to follow instructions and maintenance procedures.
• Physical stamina for bending, lifting and standing for extended periods.
• Willingness to learn new skills and techniques.
• Must have a valid drivers license with no major infractions in the last 12 months.

Responsibilities

• Complete the make‑ready process for all vacant apartment homes, ensuring they are clean, functional and aesthetically appealing for new residents.
• Clean appliances, fixtures and surfaces, and remove trash and debris.
• Perform minor repairs and maintenance tasks, such as patching drywall, painting, replacing light bulbs, and fixing leaky faucets.
• Inspect and ensure that appliances, plumbing, electrical systems and HVAC units are in working order.
• Collaborate with the Service Team to complete necessary repairs or replacements.
• Maintain the overall appearance of the community, including grounds, common areas and amenities.
• Clean and maintain pool areas, laundry rooms, fitness centers and other spaces as needed.
• Perform routine property inspections to identify maintenance or safety concerns.
• Report issues to the Service Manager or Community Director for prompt resolution.
• Interact with residents, guests and prospective tenants in a friendly, professional manner.
