Job summary

Second Avenue is seeking a Maintenance Coordinator in Tampa, FL to manage work order intake and dispatch based on priority. The role supports the Field Service Manager by reviewing QC intakes from renovations and turns, de-escalating issues with residents, and ensuring timely status updates on repairs at properties.

The candidate will review inspection reports, ensure corrections are completed, and assist in overseeing maintenance and turnkey operations.

• Proficient computer skills including Outlook, Word and Excel.

Responsibilities

• Intake work orders, vet for appropriateness and troubleshoot with residents before dispatch.
• Ensure timely dispatch and adherence to priority.
• Submit timely proposals addressing defined issues and request additional proposals as needed.
• Review move-in inspections and create work orders to correct items.
• Review inspection reports from renovations and turns and ensure QC issues are completed.
• Pre-review proposals exceeding approval limits and present to manager for review.
• Conduct QC inspections of ready inventory as needed.
• Provide excellent customer service and resident interaction.
• Comply with health and safety rules and company standards.
• Assist in oversight of maintenance operations.
