Job summary

Venterra Realty is seeking a Maintenance Coordinator to manage apartment unit turns from notice to closeout. The role requires strong coordination with technicians, housekeepers, and vendors, plus close collaboration with the Maintenance Manager to maintain accurate schedules and clear handoffs.

The position emphasizes proactive risk identification, timely inspections, and effective communication to ensure move-ins meet community standards and timelines.

Qualifications

• Experience in multifamily maintenance and unit-turn coordination.
• Knowledge of make-ready standards, inspections, and scheduling.
• Strong organizational skills for multi-unit timelines.

Responsibilities

• Own the unit-turn pipeline from notice through maintenance closeout, including review and scheduling.
• Maintain an accurate make-ready calendar reflecting move-outs and move-ins.
• Identify schedule clumping and communicate unfeasible dates promptly.
• Coordinate Planning Walks to identify scope and readiness risks.
• Document deficiencies, life/safety needs, and scope ownership post move-out.
• Build and update the turn plan in Encasa; ensure accurate vendor coordination.
• Monitor progress and adjust plans for scope, safety, or timing issues.
• Ensure life/safety prioritization and readiness before Final Inspection.
