Job summary

RangeWater Real Estate is seeking a Maintenance Technician to ensure indoor and outdoor spaces meet our standards for cleanliness, safety, and functionality. The role covers repairs, preventive maintenance, make-ready tasks, and on-site resident support.

Expect to work 40 hours per week with site hours varying by location. A high school diploma or GED and 1–3 years of apartment maintenance is preferred, along with a valid driver’s license and EPA refrigerant certifications where required.

Qualifications

• High School Diploma or GED or equivalent.
• 1-3 years apartment maintenance experience preferred.
• Strong communication and delivery skills.
• Proficiency in internet, word processing, spreadsheets and database management.
• Proficiency with property management software (Entrata, Yardi, OneSite).
• Licenses: valid driver's license; EPA Type I and II or Universal refrigeration certifications as required.

Responsibilities

• Completes assigned maintenance work orders within 24–48 hours from resident requests and performs routine upkeep.
• Executes make-ready process for vacant units, including inspections, punch lists, scheduling vendors, and ensuring timely occupancy.
• Supports cost control by repairing parts rather than replacing when feasible.
• Tracks materials, tools, and inventory from the property maintenance shop and notifies supervisor when re-ordering is needed.
• Completes documentation and paperwork for service requests to keep accurate records.
• May inspect work by contractors to verify quality, materials, and scope.
• Adheres to safety policies and attends routine safety meetings and required training (OSHA, etc.).
• Interacts with residents professionally, resolving questions and complaints with urgency.
• Performs periodic property inspections to identify safety risks and property needs.
• Other duties as assigned.
