Job summary

Avenue5 Residential seeks a Maintenance Technician to handle apartment and property maintenance while delivering high-quality customer service and curb appeal. You will perform electrical, plumbing, carpentry, HVAC, and routine upkeep under supervision to uphold standards at the assigned property.

Qualifications include a high school diploma or equivalent and at least 1 year in property management or related field, plus general maintenance and carpentry skills.

• High school diploma or equivalent is required.
• At least 1 year of experience in the property management industry or related field.
• Possess general maintenance and carpentry skills.

Responsibilities

• Address apartment and property maintenance duties as directed by maintenance supervisor or property manager.
• Perform repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as per state guidelines.
• Conduct carpentry tasks such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, tile repair.
• Perform preventative maintenance including siding, painting, lighting, sprinkler, pool, elevator and more.
• Maintain work order system and ensure timely completion and resident satisfaction.
• Inspect property grounds and common areas to maintain safety and cleanliness, identify issues needing maintenance or replacement.
• Assist with property emergencies (snow removal, inclement weather, fires, floods).
• Communicate with maintenance leadership about issues promptly.
• Promote safety and risk management per rules and regulations.
• Participate in on-call/after-hours maintenance with established response times.
• Maintain professional demeanor and promote customer satisfaction with residents and teams.
• Foster positive relationships with residents, other properties, and agencies.
