Job summary

Greystar is seeking a Maintenance Technician to service properties in Spring, Texas. You will perform repairs, handle make-readies for vacant units, and maintain grounds and common areas, ensuring safety, quality, and timely documentation of all work orders.

Responsibilities include inventory control, vendor coordination, and adherence to OSHA standards. The role requires EPA refrigerant certification, a valid driver’s license, and availability for flexible hours including evenings and weekends.

Qualifications

• Experience performing maintenance and repairs on residential properties.
• EPA Type 1/II or Universal refrigerant certification.
• Valid driver’s license to operate a golf cart on property, if applicable.
• Ability to work a flexible schedule including evenings, weekends and holidays.
• Commitment to safety policies and OSHA requirements.

Responsibilities

• Complete work orders from resident requests and perform preventative maintenance.
• Complete make-ready process for vacant units including inspections and scheduling vendors.
• Track materials, inventory, and request re-orders as needed.
• Document service requests clearly and timely for IT and records.
• Assist in maintaining grounds, common areas, and amenities; perform cleaning and painting tasks as needed.
• Support cost-control by repairing rather than replacing when possible.
• Attend safety meetings and report incidents; inspect contractor work for quality and compliance.
• Conduct routine property inspections and communicate needs to management.
