Job summary

Greystar is seeking a Maintenance Technician for Ascend Morganton Park in Southern Pines, NC. The role involves performing technical and mechanical tasks to keep buildings, grounds, amenities, and common areas clean, safe, and functional.

Responsibilities include handling work orders, preventative maintenance, make-readies, inventory control, and basic repairs. Requires EPA refrigerant certification and a valid driver's license; some travel to other properties may be required.

Qualifications

• EPA refrigerant certification (Type 1 and II or Universal) is required, or equivalent per state/local regs.
• Valid driver's license required to operate a golf cart on property where applicable.
• Ability to travel occasionally to assist other properties or trainings.

Responsibilities

• Complete assigned work orders from resident requests and perform preventative maintenance.
• Execute make-ready tasks to prepare vacant units for leasing and move-ins, including inspections and punch lists.
• Track inventory, request materials, and coordinate with vendors and contractors as needed.
• Document service requests accurately to enable tracking and reporting.
• Maintain grounds and amenities; perform general cleaning and minor painting as required.
• Contribute to cost-control by repairing rather than replacing parts whenever feasible and using materials efficiently.
