Job summary

Vivmark Residential is seeking a Maintenance Technician II in Durham, NC to diagnose, repair, and maintain a wide range of building systems and equipment. The role requires hands-on troubleshooting, timely service completion, and ensuring units are ready for new residents.

Ideal candidates have 2–3 years in maintenance, a valid driver's license, and the ability to work on-call. You’ll contribute to safety, quality, and residents' comfort across a large portfolio.

Qualifications

• 2-3 years of maintenance experience including HVAC, plumbing, electrical, and general maintenance.
• Valid driver’s license.
• Ability to work on-call rotation.
• Ability to communicate with residents and team members.
• Ability to read policies and procedures including safety policies and SDS.
• Knowledge of PPE and proper chemical handling.
• Basic understanding of emergency systems and shutoffs.
• Knowledge of paint types and tools.

Responsibilities

• Diagnoses and repairs problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, painting/wallpaper, and more.
• Completes assigned service requests and repairs promptly and according to standards.
• Ensures vacant apartments are rent-ready in a timely manner.
• Performs preventive maintenance on systems and units.
• Assists in painting both interior and exterior surfaces.
• Maintains a safe, incident- and injury-free work environment per policy.
• Performs hot works including brazing, soldering, and welding per standards.
