Job summary

Vivmark Residential is seeking a Maintenance Technician II to diagnose and repair systems across HVAC, electrical, plumbing, and more, ensuring timely service requests and vacant homes are rent-ready. The role emphasizes preventative maintenance, safety, and quality workmanship within a dynamic apartment community.

The ideal candidate has 2–3 years of maintenance experience, a valid driver's license, and the ability to participate in an on-call rotation.

Qualifications

• 2–3 years of maintenance experience including HVAC, plumbing, electrical, and general maintenance work.
• A valid driver’s license is required.
• Ability to accommodate an on‑call schedule in rotation.
• Ability to communicate with residents and team members to provide customer service.
• Ability to read and understand policies and procedures (e.g., Key Control, turnover, maintenance emergencies).
• Ability to read SDS and understand chemical handling and cleaning supplies.
• Knowledge of PPE and proper usage.
• Basic understanding of emergency systems, shutoffs, and operations.
• Knowledge of paint types and painting tools.

Responsibilities

• Diagnoses and repairs HVAC, electrical, plumbing, appliances, carpentry, and related systems.
• Completes service requests and repairs to company standards in a timely manner.
• Ensures vacant apartments are rent‑ready promptly; performs turnkey work as needed.
• Performs Preventative Maintenance on a regular basis.
• Assists in painting interior and exterior surfaces.
• Supports a safe work environment by following safety policies and reporting hazards.
• Performs hot works (brazing, soldering, welding) per Vivmark standards.
