Avenue5 Residential is seeking a Maintenance Technician to handle apartment and property maintenance tasks, following guidance from the maintenance supervisor and manager. The role emphasizes high-quality customer service and curb appeal for assigned properties.

Responsibilities include repairs (electrical, plumbing, appliances, carpentry, HVAC), preventative maintenance, and safety compliance. Strong reading/writing in English and a valid driver's license are required.

Qualifications

• High school diploma or equivalent is required.
• At least 1 year of experience in the property management industry or directly related field.
• Possess general maintenance and general carpentry skills.

Responsibilities

• Address apartment and property maintenance duties as assigned by supervisor or manager.
• Perform repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as directed.
• Conduct proactive preventative maintenance including siding, painting, lighting, sprinkler systems, and elevator maintenance.
• Maintain the work order system and ensure timely completion to standards and resident satisfaction.
• Inspect grounds, buildings and common areas to maintain safety and cleanliness; identify issues needing repair or replacement.
• Assist with property emergencies such as snow removal or inclement weather events.
• Communicate promptly with maintenance leadership about issues at the property.
• Promote safety and risk management per company rules and regulations.
• Participate in after-hours emergency maintenance as required with adherence to response times.
• Maintain professional demeanor and interact courteously with residents.
