Job summary

J & M Real Estate Group in Omaha, NE is seeking a Maintenance Tech II to perform routine repairs and preventative maintenance across apartment communities. You will manage work orders, document tasks, and bring your own tools to support building upkeep.

The role requires 3+ years in building maintenance, a valid driver’s license, and willingness to perform seasonal work and on-call rotations. You will work independently and as part of a team to keep properties safe and well-maintained.

Qualifications

• 3+ years of experience in building maintenance including appliance repair, HVAC, plumbing, electrical, carpentry, and preventative maintenance.
• Valid driver’s license, insurable for company vehicle and reliable transportation to and from work.

Responsibilities

• Complete maintenance requests (work orders) in a timely manner.
• Document time spent, supplies used, and tasks performed for each work order.
• Bring own hand tools to work.
• Perform painting, plaster, drywall, appliance installation, light plumbing, and routine inspection of smoke detectors and other preventative maintenance tasks.
• Assist with carpentry: fitting doors, freeing windows, building shelves.
• Communicate maintenance concerns to manager or supervisor.
• Perform and document routine preventive maintenance.
• Log materials from inventory and replenish as needed.
• Maintain cleanliness and appearance of properties: sweeping, mopping, vacuuming, trash removal.
• Identify water/gas meters and sewer lines locations.
• Ensure storage areas and entrances are secure and well lit.
• Follow chemical safety requirements and MSDS data sheets.
• Work independently to paint, repair roofs, install/repair windows, doors, floors, woodwork, plaster, drywall.
• Install new equipment such as appliances.
• Perform light electrical repairs.
• Carpentry and Unit Remodel tasks as needed.
• Seasonal work: snow removal and yard care; occasional night/weekend duties may be required.
• Exterior maintenance: gutters, soffit, and siding repair.
• Prepare records for preventive maintenance, work orders, annual inspections, and inventory.
• Participate in annual unit inspections with Managers.
