J & M Real Estate Group seeks a Maintenance Tech II to perform routine repairs and preventative maintenance across our apartment communities in Sioux Falls. Qualifications

• 3+ years of experience in building maintenance including appliance repair, HVAC, plumbing, electrical, carpentry, and preventative maintenance.
• Valid driver’s license and insurable for company vehicle.
• Own hand tools and ability to work independently.

Responsibilities

• Complete maintenance requests (work orders) in a timely manner.
• Document time spent, supplies used, and tasks performed for each work order.
• Bring your own tools and perform tasks with common hand and power tools.
• Paint, plaster, drywall, install appliances, light plumbing, inspect smoke detectors and preventive tasks.
• Assist with carpentry: doors, windows, shelving, and related remodel work.
• Communicate maintenance concerns to manager or supervisor.
• Perform routine preventive maintenance as assigned.
• Log materials from inventory for chargeback and replenishment.
• Maintain cleanliness of properties with custodial tasks.
• Know water/gas meters and sewer locations at all properties.
• Ensure secure storage areas and adequate lighting.
• Adhere to chemical safety and MSDS sheets.
• Work independently to repair roofs, windows, doors, floors, and other structures.
• Install new equipment; perform light electrical repairs on appliances and fixtures.
• Carry out unit remodels and related construction tasks.
• Perform seasonal work such as snow removal and yard care.
• Support annual inspections with Managers.
