Job summary

Greystar is seeking a Maintenance Technician to oversee and perform technical work ensuring community buildings, grounds, and amenities meet Greystar standards for cleanliness, safety, and functionality. You will diagnose issues, manage make-ready tasks for vacant units, maintain inventory, and contribute to safety and cost-control efforts across the property in Knoxville.

The role requires a high school diploma or equivalent, hands-on maintenance experience, EPA certifications as applicable,

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable in safe use of hand/tools.
• Ability to apply principles of logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication to interact with residents and team members.

Responsibilities

• Diagnose source of defects and perform repairs per policies, safety standards, and code requirements.
• Oversee and complete make-ready process to prepare vacant units for leasing; schedule vendors as needed.
• Develop standards for cleanliness and appearance of grounds, amenities, exteriors, interiors, signage, and common areas.
• Periodically inspect work by service team members to assess policy effectiveness and take corrective action.
• Inspect work by contractors and vendors to verify quality and specifications.
• Maintain inventory of spare parts and maintenance materials; assist budget planning with Community Manager.
• Complete monthly preventative maintenance procedures as outlined in the policy manual.
• Support cost-cutting and proper use of tools and materials; follow safety regulations.
• Conduct safety meetings, ensure MSDS and OSHA compliance, keep safety knowledge up to date.
• Provide responsive customer service to residents and colleagues; address questions and concerns promptly.
