Job summary

ZRS MANAGEMENT LLC is seeking a Maintenance Supervisor to ensure timely, professional service for residents. This role reports to the Property Manager and will lead maintenance staff, coordinate turns, and oversee preventive maintenance programs.

Key duties include on-call response, vendor coordination, and keeping detailed records. A valid license, EPA certification, and strong communication are required for success in a fast-paced environment.

Qualifications

• Maintenance experience with plumbing, electrical, HVAC and appliances.
• Valid driver's license with clean driving record and insurance.
• EPA certification preferred; certification must be obtained within 90 days if required.
• Ability to work on-call hours and weekends.
• Strong communication and teamwork skills.

Responsibilities

• Prompt and efficient service calls in accordance with the service policy.
• On-call service as determined by Property Manager.
• Schedule all apartment turns and turn vacant units in three to five business days.
• Perform light electrical, plumbing, carpentry, and masonry repairs.
• Maintain common areas and perform cleaning and upkeep tasks.
• Maintain pools and Jacuzzis and ensure cleanliness and safety.
• Train other maintenance employees and assist in vendor selection.
• Keep accurate property records and logs, including meters and shut-offs.
• Support the Property Manager in preventive maintenance and inspections.
