Job summary

Greystar is seeking a Maintenance Technician to oversee and perform mechanical work keeping community buildings, grounds, and amenities in top condition. You will diagnose issues, complete work orders, and supervise make-ready processes for new move-ins, ensuring safety and Greystar standards.

Responsibilities include preventive maintenance, inventory management, and collaboration with the Community Manager on budgets.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Incumbents must provide own hand tools and be knowledgeable and skilled in the safe use of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices.
• Ability to apply principles of logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication skills to interact with residents and team members.
• Ability to read, write, and communicate effectively to represent company management.
• Proficiency in internet, word processing, spreadsheet, and database management; PMS experience preferred.
• Mathematical skills to handle numbers in financial and administrative tasks.
• EPA certifications required if working on HVAC systems.
• Valid driver’s license to operate equipment on property.

Responsibilities

• Assist and complete work orders from resident requests and routine upkeep.
• Oversee the make-ready process for vacant units and coordinate vendors.
• Develop and maintain standards for cleanliness and appearance of grounds and common areas.
• Periodically inspect work by staff to ensure policy compliance and quality.
• Inspect work by contractors to verify quality and specifications.
• Maintain inventory and assist budgeting for repairs and capital projects.
• Execute monthly preventive maintenance procedures as per policy.
• Support Community Manager in budget development for repairs and capital projects.
• Promote cost-saving practices by repairing rather than replacing when feasible.
• Ensure safety compliance with OSHA and MSDS requirements.
• Deliver strong customer service to residents and respond to inquiries promptly.
