Job summary

RangeWater Residential, LLC is seeking a Maintenance Supervisor to lead the on-site maintenance team across our Raleigh-area properties. You will oversee technical and mechanical work to ensure buildings, grounds, amenities, and common areas meet safety, cleanliness, and performance standards.

You will interview and train staff, manage work orders, supervise Make Ready, inspect quality, and work with vendors while controlling costs and ensuring compliance with policies and safety guidelines.

Qualifications

• Education: High School Diploma or GED.
• Experience: 1-3 years supervising a maintenance team.
• Strong communication and delivery skills for all levels.
• Proficient in property management software (Entrata/Yardi, One Site).
• Willingness to work a flexible schedule including weekends/holidays.
• EPA refrigerant certifications and pool/spa operator certificates may be required.

Responsibilities

• Lead maintenance team and evaluate employees.
• Interview, hire, orient, and train new hires.
• Oversee Make Ready from start to finish per policies.
• Diagnose and repair resident service requests and routine upkeep.
• Inspect work for safety, quality, and adherence to standards.
• Coordinate with contractors and vendors; manage inventory and costs.
• Assist in budget development for maintenance and capital expenses.
