Hawthorne Residential Partners in Durham, NC seeks a Maintenance Supervisor to lead the maintenance team, manage work orders, and oversee budgets and vendor relationships. You will ensure move-in ready apartments, uphold safety standards, and provide training for staff.

Qualifications

• Minimum of 3 years’ experience in apartment maintenance or a skilled trade (HVAC, plumbing, or electrical).
• Prior supervisory or lead technician experience strongly preferred.
• Education: High School or GED equivalent; EPA and CPO certifications are valued.

Responsibilities

• Lead, schedule, and supervise the daily maintenance team ensuring high performance.
• Foster a culture of excellence, integrity, and service.
• Oversee vendor partners and ensure timely, safe, and quality work.
• Manage capital improvement projects including bids, scheduling, and execution.
• Identify and resolve service needs; conduct quarterly preventative maintenance.
• Ensure HVAC, plumbing, electrical systems function correctly; inspect units for move-in readiness.
• Oversee unit turn scheduling and move-in readiness; inspect cleanliness and presentation.
• Maintain preventative plans for buildings and grounds; keep common areas safe and appealing.
• Conduct on-call emergency rotations and respond to service requests per OSHA and policy.
