Job summary

Hawthorne Residential Partners is seeking a Maintenance Supervisor in Durham, NC. You will lead and schedule the maintenance team, ensure apartments are move-in ready, and oversee vendor partners to meet company standards.

Requirements include a High School diploma or GED, 3+ years in apartment maintenance, and a valid driver's license with EPA certification; CPO certification preferred. You will manage budgets, coordinate Make-Ready, and uphold safety policies.

Qualifications

• Education: High School or GED equivalent.
• Experience: Minimum of 3 years' experience in apartment maintenance or a skilled trade such as HVAC, plumbing, or electrical. Supervisory experience preferred.
• Licenses & Certifications: Valid Driver's License; EPA certification; CPO certification highly preferred.

Responsibilities

• Lead, schedule, and supervise the daily work of the maintenance team, ensuring high performance and accountability.
• Oversee repairs and preventative maintenance to keep building systems functioning optimally.
• Manage Make-Ready unit turnover, ensuring move-in readiness and Hawthorne quality standards.
• Maintain buildings and grounds, safety, and curb appeal to create a welcoming environment.
• Participate in on-call emergency service rotation and respond promptly to service requests.
