Job summary

Hawthorne Residential Partners is seeking a Maintenance Supervisor to lead the maintenance team, manage budgets and inventory, and ensure turn‑key readiness of apartments. You will oversee vendor partners, coordinate preventive maintenance, and ensure safety and quality across the community.

The ideal candidate will have 3+ years in apartment maintenance or related trades, EPA certification, and strong leadership and organizational skills.

Qualifications

• High School or GED required.
• Minimum of 3 years’ experience in apartment maintenance or a skilled trade (HVAC, plumbing, or electrical).
• Prior supervisory or lead technician experience preferred.
• Valid Driver's License; EPA certification; CPO certification preferred.

Responsibilities

• Lead, schedule, and supervise the daily maintenance team, ensuring high performance and accountability.
• Foster a culture of excellence and service aligned with Live It values.
• Supervise vendor partners to complete work safely and to standard.
• Manage capital improvement projects from bids to execution.
• Identify and address service needs across the community.
• Maintain quarterly preventative maintenance programs to protect assets.
• Ensure HVAC, plumbing, electrical, and other systems operate reliably.
• Oversee unit turn scheduling and move‑in readiness to Hawthorne standards.
• Inspect vacant units for cleanliness, functionality, and presentation.
