Job summary

Greystar Worldwide, LLC seeks a skilled Maintenance Technician to uphold cleanliness, safety, and functionality of the community. You will diagnose and repair resident-reported issues, supervise make-ready processes, and maintain high standards for exteriors, interiors, and common areas.

Strong customer service and tools proficiency are essential. The role requires experience in property maintenance, EPA certifications for HVAC work, and a valid driver's license.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance, other building maintenance, or related trade.
• Possess own hand tools unless prohibited by state law; skilled with hand tools, power tools, and measuring devices.
• Ability to apply logical thinking to diagnose and fix problems.
• Strong customer service and interpersonal communication to interact with residents and team members.
• Able to read, write, and communicate effectively and represent management in a support capacity.
• Proficient with internet, word processing, spreadsheets, and databases; PM system experience preferred.
• Solid mathematical skills to handle financial and administrative documents.

Responsibilities

• Inspect and repair building systems and maintenance issues from resident requests.
• Oversee make-ready process for vacant units, including inspections, punch lists, and vendor coordination.
• Set cleanliness and appearance standards for grounds, amenities, and common areas to reflect Greystar quality.
• Periodically inspect work by staff and contractors; develop corrective action plans.
• Monitor contractor work to ensure quality, scope, and specifications are met.
• Maintain inventory and coordinate parts and tools within budget guidelines.
• Perform monthly preventive maintenance tasks per policy and procedure.
• Assist Community Manager in budgeting for repairs and capital projects.
• Support cost-saving measures by repairing rather than replacing when feasible.
• Lead safety meetings and ensure OSHA and MSDS compliance.
• Provide courteous, responsive service to residents and staff.
