Job summary

Avenue5 Residential is seeking a Maintenance Supervisor to oversee day-to-day maintenance operations and property upkeep, ensuring compliance with company policies and all regulations. You will manage service requests, coordinate with the maintenance team, and contribute to the property budget.

Qualifications

• Must maintain a valid driver’s license, clean driving record and current auto insurance is required
• Ability to read, write and understand English
• Ability to use general office equipment such as telephone, fax, printer, copier, and key track system
• Excellent customer service and interpersonal skills with the ability to relate to others
• Strong organizational and time-management skills
• Ability to multi-task
• Ability to perform basic mathematical functions
• Ability to cope with and defuse situations involving angry or difficult people
• Ability to maintain confidentiality
• Must maintain professional appearance and comply with prescribed uniform policy

Responsibilities

• Work with the maintenance team to ensure daily maintenance tasks are met
• Review and track progress of service requests and identify chronic maintenance issues
• Respond to maintenance related issues in a timely manner while maintaining a professional demeanor
• Perform repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance per state guidelines
• Perform carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass and door/lock repair
• Proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, elevator
• Maintain work order systems accuracy and ensure resident satisfaction
• Daily inspection of property grounds, buildings, and common areas for safety and cleanliness
• Oversee emergencies such as snow, fires, floods and communicate with property manager
• Observe safety and risk management per rules and regulations
• Monitor response times for on-call maintenance and participate in on-call rotation
• Promote customer satisfaction with high standards of cleanliness and curb appeal
• Foster positive relationships with residents and other properties
• Conduct pre-move-in and post-move-out inspections and ensure timely turnovers
• Mentor maintenance team and maintain professional demeanor
• Promote compliance with company policies and standards with suppliers/contractors
• Walk property weekly with leadership to discuss challenges and operations
• Ensure maintenance costs stay within budget and contribute to budgets
• Other duties as assigned by leadership
