Job summary

RangeWater Real Estate, LLC in Land O' Lakes, FL is seeking a Maintenance Supervisor to lead the on-site maintenance team, ensuring safety, cleanliness, and high standards across all property areas.

You will manage work orders, supervise staff, coordinate repairs, and implement preventative maintenance, while supporting budgeting and vendor oversight to deliver cost-efficient, quality service for residents.

Qualifications

• High School Diploma or GED required.
• Working knowledge of OSHA standards and MSDS regulations.
• EPA certifications Type I/II or Universal for refrigerant recycling preferred.
• Certified Pool Operator or Certified Spa and Pool Operator certificates and state/local certifications required.

Responsibilities

• Lead maintenance team and supervise staff performance.
• Interview, hire, and train new maintenance personnel.
• Oversee Make Ready process and manage resident service requests.
• Diagnose issues, perform repairs, and uphold safety policies.
• Inspect work and manage vendors/contractors for quality and compliance.
• Maintain spare parts inventory and assist in budgeting for maintenance/capital expenses.
• Ensure preventative maintenance procedures are performed and documented.
• Foster safety meetings and ensure compliance with laws and company standards.
