Job summary

Avenue5 Residential is seeking a Maintenance Supervisor in Texas to lead daily maintenance operations, supervise a team, and ensure property compliance with policies and regulations. You will handle service requests, perform repairs, and conduct inspections to maintain safety and curb appeal.

Responsibilities include budget monitoring, on-call participation, and mentoring maintenance staff while delivering exceptional resident service and maintaining high standards across the property.

Qualifications

• Must maintain a valid driver’s license, clean driving record and current auto insurance is required.
• Ability to read, write and understand English.
• Ability to use general office equipment, such as telephone, fax machine, printer, copier, and key track system.
• Excellent customer service and interpersonal skills with the ability to relate to others.
• Strong organizational and time-management skills.
• Ability to multi-task.
• Ability to perform basic mathematical functions.
• Ability to cope with and defuse situations involving angry or difficult people.
• Ability to maintain confidentiality.
• Must maintain professional appearance and comply with prescribed uniform policy.
• Must comply with all safety requirements.

Responsibilities

• Oversee daily maintenance operations and ensure unit make-readies meet standards.
• Review and track service requests and identify chronic maintenance issues.
• Respond promptly to maintenance issues per Avenue5 policies.
• Perform repairs across electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds.
• Conduct pre-move in and post-move out inspections and ensure timely turnover of units.
• Administer the company risk management program and oversee safety compliance.
• Manage maintenance budget and monitor costs within approved limits.
• Mentor and supervise maintenance team and coordinate with property manager.
