Job summary

Greystar is seeking a Maintenance Supervisor for Woodloft in The Woodlands, TX. You will oversee and perform technical and mechanical tasks to keep buildings, grounds, and amenities up to Greystar standards, handling work orders, make-ready processes, and vendor coordination.

The role requires EPA HVAC certifications where applicable, a valid driver’s license, and strong customer service and problem-solving skills. A flexible schedule and safety compliance are essential.

Qualifications

• Experience in property management maintenance or related trade.
• Ability to read, write, and communicate effectively to represent management and answer questions.
• Proficiency in internet, word processing, spreadsheets, and database management; property management systems preferred.
• EPA Type I & II or Universal certification if working on HVAC systems.
• Valid driver’s license to operate golf cart on property.

Responsibilities

• Assists and completes work orders from resident requests and routine upkeep by diagnosing defects and making repairs per safety standards.
• Oversees and completes the make-ready process for vacant apartments, including inspections and scheduling vendors.
• Develops cleanliness and appearance standards for grounds, amenities, and common areas to reflect Greystar quality.
• Inspects work by service team members and contractors to ensure quality and compliance.
• Maintains inventory of spare parts and materials and coordinates with the Community Manager on supplies and budget.
• Performs monthly preventative maintenance and supports budget development for repairs and capital projects.
• Participates in safety meetings and ensures OSHA compliance, maintaining MSDS sheets.
