Base pay range

$32.00/hr - $35.00/hr

Job Summary

Oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities
  1. Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  2. Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
  3. Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure they reflect and represent the high quality of the community and VEST standards.
  4. Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.
  5. Periodically inspects work performed by contractors, vendors, and other service providers to verify the work, materials, and services meet quality standards, scope, and specifications as required.
  6. Maintains adequate inventory of spare parts and maintenance materials and works with Community Manager to order supplies and tools as needed to stay within budgetary guidelines.
  7. Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  8. Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
  9. Conducts regularly scheduled VEST safety meetings, ensures all MSDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety-related laws and requirements to ensure community compliance.
  10. Demonstrates customer service skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services, and efficiently handling assigned work orders.
Other Responsibilities
  • Assists Community Manager in developing the budget for regular repair and maintenance and capital expenses.
Organizational Responsibilities
  • Follows established policies and procedures by monitoring and complying with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individuals.
  • Schedules and performs minor and routine maintenance on all appropriate equipment regularly. Inspects and maintains all tools in excellent condition.
  • Conducts routine and periodic community inspections to identify safety and risk management concerns, keeps the community in good repair, and communicates concerns about the physical needs of the community to the appropriate individuals.
  • Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented, tracked, and completed.
  • Identifies areas for improvement and offers suggestions to improve efficiency and productivity.
  • Keeps abreast of current changes in technology, processes, and standards within the industry by attending training, researching, and applying new knowledge to responsibilities.
Working Conditions
  • Works both in and outside of apartment buildings and in all community areas, including amenities.
Physical Demands
  • Must be able to stand, walk, sit for extended periods, and perform physical tasks like bending, climbing ladders, reaching, and carrying objects.
  • Must work in all weather conditions.
  • Capable of lifting up to 25 pounds independently and 50 pounds with assistance.
  • May require travel to other properties or for training and meetings.
  • Must work a flexible schedule, including evenings, weekends, and holidays.
Required Licenses or Certifications
  • EPA certifications Type I and II or Universal for refrigerant recycling.
  • Certified Pool Operator (CPO) or willingness to obtain within 90 days.
  • OSHA 10 and/or OSHA 30 certification or willingness to complete within 90 days.
  • Valid driver’s license for operating community vehicles.
Knowledge, Skills, Abilities
  • Own hand tools and knowledge of their safe use and maintenance.
  • Reliable cellular device for on-call communication.
  • Logical problem-solving skills.
  • Customer service and interpersonal skills.
  • Proficiency in internet, MS Word, Excel, and database management.
  • Ability to operate office machines and perform basic math.
  • High School diploma, GED, or equivalent experience.
