Job Description Summary

Oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities

1. Assist with and complete work orders generated from resident requests, diagnose issues, and perform repairs following safety standards and codes.
2. Oversee and complete the “make-ready” process for vacant units, including inspections, creating punch lists, scheduling vendors, and ensuring quality work.
3. Develop standards for cleanliness and appearance of community grounds, amenities, and buildings to reflect high community standards.
4. Inspect work by team members and contractors to ensure quality and scope compliance.
5. Maintain inventory of spare parts and materials, and work with the Community Manager to order supplies within budget.
6. Perform monthly preventative maintenance tasks as per policies.
7. Support cost-saving initiatives by repairing rather than replacing parts, and practicing efficient use of materials and tools.
8. Conduct safety meetings, ensure OSHA compliance, and keep safety documentation up to date.
9. Provide excellent customer service by responding promptly and respectfully to residents and team inquiries and complaints.

The hourly range for this position is $31.00 - $33.00.
