JOB DESCRIPTION SUMMARY

This role oversees and performs technical and mechanical work to ensure that the community's buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and functionality.

This is a roving role based at various properties throughout Southern Virginia, including but not limited to Richmond, Charlottesville, Virginia Beach, Williamsburg, and the Hampton Roads area. Flexibility to travel regularly is required.

  1. Assist with and complete work orders from resident requests and routine upkeep, diagnosing issues and making repairs according to policies, safety standards, and codes.
  2. Oversee and complete the “make-ready” process for vacant units, including inspections, creating maintenance lists, scheduling vendors, and inspecting completed work.
  3. Develop standards for cleanliness and appearance of grounds, amenities, exteriors, and common areas to reflect high community quality and standards.
  4. Inspect work performed by team members and contractors, developing corrective actions as needed.
  5. Maintain inventory of spare parts and materials, working with the Community Manager to order supplies within budget.
  6. Complete scheduled preventative maintenance procedures.
  7. Support cost-saving initiatives by repairing rather than replacing parts, and practicing efficient use of materials and tools.
  8. Conduct safety meetings, ensure MSDS sheets are current, and stay updated on OSHA laws and safety requirements.
  9. Provide excellent customer service by treating residents with respect, responding to inquiries and complaints promptly.

The hourly wage for this position ranges from $40 to $42.

Additional Compensation

Many factors influence pay within this range, including experience, skills, and location. This role may be eligible for bonus programs based on individual and company performance, including quarterly, monthly, or annual bonuses.
