Job summary

Morgan Properties is seeking a Pipeline Service Manager to lead maintenance across Abingdon and Belcamp communities in MD. This hands-on leadership role focuses on daily operations, work orders, make-readies, preventive maintenance, and high safety standards.

You will manage vendor relationships, schedule capital projects, supervise inventory, and coordinate with property management and regional leadership. Work hours are Monday to Friday, 8:00 AM to 4:30 PM, with on-call duties compensated.

Qualifications

• Experience leading maintenance operations in multi-property communities.
• Strong technical skills in HVAC/PTAC, electrical, appliances, plumbing.

Responsibilities

• Lead daily maintenance operations across communities, including work orders, apartment turns, make-readies, and preventive maintenance
• Prioritize daily workloads and maintain strong work-order compliance
• Troubleshoot and perform repairs involving HVAC/PTAC systems, electrical, appliances, plumbing, and general maintenance
• Coordinate vendors and ensure work is completed accurately and on schedule
• Partner closely with Property Management and regional leadership on property priorities
• Manage maintenance inventory, tools, materials, and supplies
• Conduct inspections of buildings, grounds, and vacant apartments
• Support capital projects, scheduled move-ins, and ongoing make-ready activity
• Provide hands-on leadership while maintaining accountability and high standards
