Job summary

Morgan Properties is seeking a Maintenance Technician to troubleshoot and repair HVAC systems, appliances, plumbing, electrical, and carpentry issues across our residential properties. You will diagnose and service split-system heat pumps and other mechanical systems while delivering exceptional customer service to residents and maintaining community standards.

The role requires at least 2 years of maintenance experience, EPA certification, and a valid driver’s license.

Qualifications

• Minimum 2 years of maintenance experience in apartment, residential, or commercial settings
• EPA Certification required; HVAC certification strongly preferred
• Knowledge of HVAC, plumbing, electrical, appliance repair, and general carpentry
• Valid driver’s license and reliable transportation
• Ability to live within a 30-minute commute of the community
• Strong customer service and ability to work independently while contributing to a team

Responsibilities

• Troubleshoot and repair HVAC systems, appliances, plumbing, electrical, and carpentry issues

• Perform apartment turns and help prepare homes for new residents

As a Maintenance Technician At Morgan Properties, You Will

• Troubleshoot and repair HVAC systems, appliances, plumbing, electrical, and carpentry-related maintenance issues
• Diagnose and service split-system heat pumps and other residential mechanical systems
• Complete maintenance service requests efficiently while providing exceptional customer service
• Perform apartment turns and help prepare homes for new residents
• Maintain the appearance and safety of the community in accordance with company standards
• Communicate professionally with residents and onsite team members regarding repairs and work order updates
• Participate in the rotating on-call schedule supporting Fox Run

Compensation & Incentives

• Base Pay: $20.00 – $24.00 per hour
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On-Call Appreciation: $15/day for holding the on-call phone

What We'll Expect From You

• Minimum 2 years of maintenance experience, preferably in apartment, residential, or commercial maintenance
• EPA Certification required; HVAC certification strongly preferred
• Working knowledge of HVAC, plumbing, electrical, appliance repair, and general carpentry
• Active, valid driver's license and reliable personal transportation
• Ability to live within a 30-minute commute of the community
• Strong customer service skills and the ability to work independently while contributing to a team environment

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
