Job summary

Morgan Properties is seeking a Maintenance Service Manager to oversee two Abingdon, MD and Belcamp, MD communities. You will lead daily maintenance operations, manage work orders, make-readies, and coordinate vendors while delivering hands-on leadership.

The role emphasizes HVAC expertise, multi-site coordination, and strong organization. Typical hours are Mon-Fri 8:00 AM – 4:30 PM with on-call responsibilities; compensation includes competitive pay, rent discount, benefits, and a 401(k) match.

Qualifications

• Strong multifamily maintenance experience with leadership or leadership potential.
• HVAC knowledge and troubleshooting skills required.
• HVAC/EPA certification preferred.
• Experience with PTAC systems, electrical appliances, plumbing, and general maintenance.
• Experience overseeing work orders, apartment turns, and vendor activity.

Responsibilities

• Lead daily maintenance operations across two communities, including work orders, turns, make-readies, and preventive maintenance.
• Prioritize daily workloads and maintain work-order compliance.
• Troubleshoot and repair HVAC/PTAC systems, electrical, appliances, plumbing, and general maintenance.
• Coordinate vendors and ensure timely, accurate work completion.
• Partner with Property Management and regional leadership on property priorities.
• Manage maintenance inventory, tools, and supplies; conduct inspections of buildings and grounds.
• Support capital projects, move-ins, and ongoing make-readies.
• Provide hands-on leadership with accountability and high standards.
