Job summary

RPM Living is seeking a Maintenance Manager to coordinate with the Community Manager and Assistant Manager to improve NOI while safely maintaining both exterior and interior property elements at or below budget. The role focuses on resident retention through prompt, safe repairs and efficient service.

You will supervise maintenance staff, manage work orders, and ensure safety, OSHA compliance, and cost control. Experience in multifamily maintenance and supervisory duties is preferred.

Qualifications

• High school diploma or GED preferred.
• Two years of multifamily maintenance experience and/or training.

Responsibilities

• Supervise and ensure proper maintenance of the property and grounds.
• Maintain property's operating budget and secure competitive bids for supplies and services.
• Process purchase orders (POs) and invoices to keep costs under control.
• Review and prioritize work orders to ensure timely completion and resident satisfaction.
• Oversee maintenance, cleanliness, and safety of the community, including compliance with fire and safety codes.
• Troubleshooting and repair HVAC, electrical, and plumbing systems.
• Liaise with property manager, respond to maintenance emergencies, and follow up with customers.
• Implement preventative maintenance plans, be on call after-hours, and ensure OSHA compliance.
• Mentor and train maintenance team members.

Education

High school diploma or GED

Two years multifamily maintenance experience

1 year supervisory experience

EPA certification

CPO

Microsoft Office Suite, Project Management
