Job summary

The RPM Living Assistant Maintenance Manager in Nashville, TN maintains the community’s value and steps in as Maintenance Manager when needed. This on-site role requires hands-on maintenance expertise and strong safety compliance.

Responsibilities include responding to emergencies, completing work orders within 24–48 hours, documenting activities, and coordinating with residents and contractors. Skills in HVAC, electrical, plumbing, carpentry and drywall are important, along with EPA

Qualifications

• High school diploma or GED preferred.
• EPA certification required.
• One year of multifamily maintenance experience and/or training.
• Basic Microsoft Office Suite proficiency.

Responsibilities

• Coordinate and respond to emergency on-call and after-hours maintenance assignments.
• Complete work orders and maintenance tasks within 24-48 hours, updating records in the computer system.
• Document maintenance activities and communicate with residents, team members, and supervisors.
• Troubleshoot and repair HVAC, electrical, plumbing, pool, carpentry, drywall, and exterior maintenance.
• Perform sheetrock repairs to maintain the community’s aesthetics and structural integrity.
• Ensure compliance with OSHA regulations and safety/environmental laws.
• Collaborate with maintenance team, other departments, and external contractors.
• Conduct preventive maintenance to avoid issues and uphold property quality.
• Assess property safety and cleanliness standards.
• Report supply needs and maintain shop organization.
• Assume Maintenance Manager responsibilities in their absence.
