Qualifications

Salary Range: $36.00 - $40.00 Hourly
Travel Percentage: Up to 25%
Job Shift: Day - including weekend and oncall Maintenance Manager

Maintenance Manager

As the Maintenance Manager, also known as Service Manager, you will oversee the overall maintenance of the community, including schedules and work product of the service team.

Responsibilities:
  1. Respond to resident work orders and service requests; coordinate workload and ensure completion to standards.
  2. Proactively identify and address potential hazards through regular property walks and repairs or delegation.
  3. Ensure daily upkeep of grounds and property appearance meet standards; manage property-issued tools' security and maintenance.
  4. Conduct regular safety meetings; identify and recommend safety and skill training; assist with safety audits.
  5. Implement and document preventative maintenance programs; participate in ongoing training.
  6. Diagnose and repair issues related to HVAC, electrical, plumbing, carpentry, drywall, appliances, and apartment make-readies.
Qualifications/Skills:
  1. 2+ years of experience in progressive maintenance, safety, HVAC, plumbing, and electrical systems.
  2. Knowledge of building maintenance, repair, preventative programs, irrigation, pool systems, and appliance repair.
  3. Basic computer skills.
  4. Strong communication and interpersonal skills; team-oriented attitude.
  5. Ability to work with diverse groups and customers.
  6. Own industry-specific hand tools.
  7. Valid driver’s license or reliable transportation.
  8. HVAC certification or ability to obtain within 6 months.
  9. E.P.A Certification (Type II) required.
  10. CPO certification or ability to obtain.
Work Schedule:

9am-6pm, Monday-Friday, with possible overtime, extended hours, and participation in on-call schedules as needed.
