Summary of Duties of the Maintenance Director
Community buildings and grounds are the physical representation of our commitment to the health and happiness of our residents. It is the responsibility of the Maintenance Director to ensure the safety and upkeep of the building, equipment, and grounds. Additional responsibilities include general maintenance operations for the exterior and interior of the facility, including electrical, refrigeration, plumbing, heating and cooling, structural repairs, grounds care, and parking area maintenance. The Maintenance Director provides quality maintenance services that meet needs and enhance safety. They also provide leadership, direction, and training to all maintenance and ancillary facilities staff.
Essential Functions of the Maintenance Director
- Ensure maintenance and repair services are maintained at a high level, including electrical, plumbing, refrigeration, heating and cooling, structural, grounds, and parking areas.
- Respond promptly to service requests from residents, staff, and management, including repairs or replacements of fixtures and furnishings.
- Monitor the quality of services performed by outside contractors, ensuring compliance with lease agreements, service contracts, and warranties.
- Maintain accurate records, including serial numbers of all equipment.
- Implement ongoing preventive maintenance and energy conservation programs.
- Maintain emergency procedures and equipment, and assist with emergency response protocols such as fire drills and evacuations.
- Keep work areas clean and free of hazards.
- Establish and implement training programs for associates related to safety systems and general maintenance.
- Maintain effective communication through meetings, logbooks, and bulletin boards.
- Stay informed of technological advancements in the field.
- Maintain adequate inventory of tools and supplies to maximize productivity.
- Perform light cleaning tasks, such as replacing light bulbs and cleaning fixtures.
- Assist with apartment turnovers and heavy cleaning as needed.
- Follow community policies and procedures.
- Collaborate with team members and support other departments during emergencies.
- Attend scheduled meetings and safety committees.
- Perform any other duties as assigned, including cross-training.
Non-Essential Functions of the Maintenance Director
- Support and participate in activity programs.
- Participate in projects and committees as assigned.
- Attend all relevant meetings and functions.
Knowledge, Skills, Abilities, and Experience
- High School Diploma or GED required; Bachelor’s Degree preferred but not required.
- Minimum of three to five years of experience in maintenance, carpentry, plumbing, electrical work, or HVAC repair.
- Ability to communicate effectively in English, both written and verbal.
- Physical ability to push loaded carts, operate cleaning equipment, and lift at least 40 pounds.
- Ability to relate courteously and diplomatically with residents and staff.
- Flexibility to work varied hours.
- Good physical health, free of communicable diseases.
- Successful criminal background check and drug test.
- Mechanical aptitude and knowledge of cleaning materials and their proper use.
- Strong grammatical and writing skills; proficient with email etiquette.
- Friendly demeanor and excellent interpersonal skills.
- Physical requirements include bending, standing, lifting, stooping, sitting, carrying, stretching, and walking.
- Manual dexterity for operating equipment.
- Ability to follow directions and work well with others.
