Maintenance Director

POSITION SUMMARY
The Maintenance Director is responsible for the overall maintenance of the facility. This includes performing repairs and maintenance on equipment and supplies, ordering and requisitioning supplies and equipment as needed. They perform regular scheduled maintenance checks, document them, and assign tasks to assistants if applicable. The position evaluates the efficient operation of all systems and equipment and makes necessary changes.
ESSENTIAL RESPONSIBILITIES AND DUTIES
Facility Maintenance and Safety
- Plans, organizes, and maintains a clean and safe environment for residents, staff, and visitors. Develops systems to ensure the efficient operation of equipment.
- Monitors and prevents hazards related to plumbing and electrical systems.
- Maintains physical plant in compliance with federal and state regulations.
- Maintains fire alarm, emergency electrical, HVAC, water, and sewage systems in proper working order.
- Follows preventative maintenance programs, documents actions, and performs routine maintenance and repairs, developing and maintaining documentation.
- Maintains facilities’ outside areas and eliminates safety hazards related to maintenance.
- Follows infection and safety control policies and procedures.
- Coordinates preventive maintenance contract visits.
Supervision and Staffing
- Plans work schedules and delegates duties to assistants based on their knowledge and skills.
- Participates in hiring, firing, disciplining, and promoting maintenance staff.
- Conducts orientation for new employees and supervises their training.
- Performs performance evaluations fairly and promptly.
- Promotes a positive, professional image and supports customer service and quality improvement initiatives.
- Assists other departments as needed.
Equipment and Supplies Management
- Works within budget guidelines.
- Meets with sales reps and orders supplies and equipment as needed.
- Maintains inventory and reports repairs needed.
- Documents purchases and manages invoices.
Facility Compliance
- Attends relevant continuing education and participates in inspections and audits.
- Identifies areas for improvement and communicates issues during QA meetings.
- Follows policies, procedures, and regulations, including residents’ Bill of Rights.
- Participates in policy development and staff education programs.
- Maintains knowledge of Minnesota Department of Health regulations.
- Works evenings and weekends as required.
QUALIFICATIONS
Education and Experience
- Thorough knowledge of maintenance systems (boilers, HVAC, electrical, etc.).
- Boiler license required; Minnesota Engineer-Class C license preferred.
- Leadership skills and ability to communicate effectively with staff and directors.
- Ability to perform essential functions with or without reasonable accommodation.
- Criminal background check clearance as per Minnesota DHS guidelines.
Preferred
- Experience in healthcare, skilled nursing, or assisted living.
- Minimum 21 years old, high school diploma or equivalent.
- Two years in maintenance or power plant work preferred.
