The Maintenance Director manages all building maintenance operations, including preventative maintenance care, supervises the housekeeping staff, and ensures all maintenance services are in compliance with City, State and Federal Regulations as it applies to senior housing.
Essential Functions (Including but not limited to the following)
- Fix repairs and manages upkeep of common areas.
- Lead safety meetings and safety related situations.
- Develop and perform weekly, monthly, and annual preventive maintenance for all building systems to ensure that facility equipment is operating efficiently to specifications.
- Manage first impressions for your building.
- Perform or assign the renovation / cleaning of turnover units in preparation for new tenants.
- Supervise housekeeping staff and schedule work, monitor performance and complete annual performance reviews.
- Manage all vendor contracts; inspect the work of contracted / vendor services and jobs. Attain approval from corporate in any vendor contract changes.
- Establish and maintain equipment and parts inventories.
- Coordinate inspections from health, fire, and other regulatory groups to minimize corrective actions.
- Participate in budget development of maintenance and property needs.
Required Qualifications
- High School diploma or GED plus specialized maintenance training of more than two years required.
- Three to five years of work experience in a similar maintenance position.
- Demonstrated skills in supervising staff, including organizing and scheduling priorities and workloads.
- Ability to operate a computer for tracking maintenance activity and records.
- MN Driver’s license
Preferred Qualifications
- Advanced training in electrical, mechanical, technical building systems and equipment.
