Kairoi Residential is seeking a Service Manager to oversee maintenance across a multifamily community in Richardson, TX. You will lead a team of maintenance professionals, manage the preventive maintenance program, and ensure resident service requests are addressed promptly and to a high standard.

The role requires strong leadership, budgeting, vendor management, and a commitment to safety and exceptional resident service. HVAC, plumbing, electrical expertise, and OSHA knowledge are essential.

Qualifications

• 5-6 years of apartment maintenance experience with leadership responsibility.
• Budgeting, cost control, and vendor management experience.
• Bilingual Spanish/English preferred; EPA/HVAC knowledge expected.
• OSHA safety knowledge and a valid driver's license required.
• Strong communication and customer-service focus.
• Ability to lead, mentor, and motivate a maintenance team.

Responsibilities

• Oversee maintenance operations to high standards of quality and functionality.
• Develop and implement preventative maintenance programs.
• Manage the maintenance budget and identify cost-saving opportunities.
• Supervise and mentor maintenance staff and technicians.
• Ensure timely response to resident service requests and make-readies.
• Coordinate vendors, inspect work, and ensure contract compliance.
• Maintain safety, cleanliness, and organization of the shop and storage areas.
• Oversee grounds, common areas, and amenities upkeep.
