Job summary

Kairoi Residential is seeking a Service Manager in Austin to lead the maintenance team across multifamily properties. You will oversee repairs, preventive maintenance, make-ready of vacant units, and vendor relationships to maintain top-tier community standards.

You will manage budgets, guide technicians, ensure safety compliance, and uphold exceptional resident service with strong leadership and communication skills.

Qualifications

• 5-6 years of apartment maintenance experience with advanced knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair.
• Experience managing and leading maintenance teams.
• Bilingual Spanish/English preferred.
• EPA and HVAC certifications required.
• Knowledge of OSHA safety rules and regulations.
• Excellent customer service and resident-focused mentality.
• Willing to be on-call and flexible schedule.
• Ability to work independently and as part of a team.
• Strong leadership and mentoring skills.
• Excellent communication and problem-solving skills.
• Strong time management and prioritization.
• Budget management and cost control knowledge.
• Valid driver’s license with no major infractions in last 12 months.

Responsibilities

• Oversee maintenance operations to keep property at highest standards.
• Develop and implement preventative maintenance programs.
• Manage maintenance budget, expenses, and cost-saving opportunities.
• Oversee inventory of equipment, materials, and supplies.
• Ensure shop and storage areas are clean and organized.
• Supervise, mentor, and evaluate maintenance staff.
• Provide guidance and training to team members.
• Delegate work assignments and ensure high-quality results.
• Foster teamwork and resident-focused service culture.
• Respond promptly to resident service requests and resolve issues.
• Provide technical support for diagnosing complex maintenance problems.
• Monitor resident satisfaction and address concerns timely.
• Oversee make-ready process for vacant units.
• Inspect property appearance; coordinate landscaping and pool upkeep.
• Conduct regular safety and compliance inspections; enforce regulations.
• Manage vendor/contractor relationships and ensure timely delivery.
