Job summary

RHO Residential LLC in West New York, NJ is seeking a Director of Operations to oversee residential property management, including leasing, maintenance, and service activities. You will ensure exceptional customer service and act as the authority for operating procedures when needed.

The role requires 3–5 years in property management, a high school diploma (college degree preferred), and the ability to read/write English fluently.

Qualifications

• Education: High school diploma or equivalent; college degree suggested but not required.
• Experience: 3–5 years in property management or related field.

Responsibilities

• Achieve the highest possible Net Operating Income through cost control and revenue improvement programs.
• Provide a full staff through recruitment, training, motivation and development programs.
• Develop yearly operating budgets and sales/marketing plans; convey data to Supervisor.
• Direct sales/marketing to maximize rental income and occupancy.
• Implement policies and ensure compliance with manuals.
• Oversee maintenance to keep property functional, safe and attractive; keep units ready for occupancy.
• Direct daily property activities to maintain resident relations and strong customer service.
• Identify and implement programs to increase property value and offer resident services.
• Participate in meetings; set goals and respond to needs and objectives.
• Monitor reporting deadlines and write monthly reports as needed.
• Assist with yearly budgets; present budgets to Supervisor.
• Complete market studies; recommend strategies based on results.
• Monitor policy compliance and propose changes as needed.
• Train and supervise employees in daily computer functions.
