Job summary

RHO Residential in Linden, NJ, seeks a Director of Operations to oversee residential property operations, including leasing, maintenance and service activities. You will maintain exceptional customer service and act as the authority when issues arise outside the operating manual.

The role requires 3–5 years in property management, a high school diploma (college degree preferred), and a valid driver’s license with real estate licensing as applicable. Salary ranges from $80,000 to $90,000 annually.

Qualifications

• Education: high school diploma or equivalent. A college degree is suggested but not required.
• Experience: 3–5 years in property management required.
• Licenses: valid driver's license and Real Estate license when required by state.

Responsibilities

• Achieve highest NOI through cost controls and revenue improvements.
• Provide staffing through recruitment, training, motivation and development.
• Develop yearly operating budgets and marketing plans for the property.
• Direct sales and marketing to maximize rental income and occupancy.
• Ensure policies and procedures are followed and updated as needed.
• Supervise maintenance to keep units safe, functional and attractive.
• Train and supervise staff in daily computer functions and reporting.
