Job summary

RHO Residential in Bayonne, NJ seeks a Director of Operations to oversee residential properties, managing leasing, maintenance and service activities through supervisors to deliver exceptional resident experiences.

Requirements include a high school diploma (college degree preferred), 3–5 years in property management, strong leadership, sales and budgeting skills, and a valid driver’s license with insurance. Real estate license may be required by state law.

Qualifications

• High school diploma or equivalent; fluent reading/writing in English.
• 3–5 years of property management or related experience.
• Strong leadership and people management abilities.
• Excellent sales and marketing understanding.
• Knowledge of maintenance requirements and vendor coordination.
• Valid driver’s license and current automobile insurance; Real Estate License if/state requirement.
• Ability to read financial data and perform business math.

Responsibilities

• Achieve the highest NOI through cost control and revenue improvement programs.
• Provide a full complement of staff through recruitment, training, motivation and development.
• Develop yearly operating budgets and sales/marketing plans; convey data to Supervisor.
• Direct efforts to maximize rental income and occupancy through leasing staff and personal effort.
• Ensure policy compliance and supervise maintenance to keep units ready for occupancy.
• Supervise daily property activities and maintain strong customer service orientation.
• Identify and implement programs to increase property value and services to residents.
• Prepare, monitor and present budgets and reports; analyze market studies for strategy.
