MMS Group is seeking a live-in Maintenance Superintendent for a 95-unit residential property in Spring Valley, NY. This union role covers interior/exterior inspections, preventive maintenance, and repairs across plumbing, electrical, and carpentry.

Candidates should have five+ years of residential multifamily maintenance experience, a high school diploma or equivalent, and a valid driver’s license. Fire Safety and Boiler License are required; on-site duties include after-hours emergency coverage

Qualifications

• Five+ years of residential multifamily property maintenance/management.
• High School Diploma or equivalent.
• Fire Safety and Boiler License are required/certifications.

Responsabilités

• Work Orders: Efficiently complete all daily work orders
• Communication: Communicate any delays in completing a work order with the supervisor in the management office
• Regular Maintenance: Troubleshoot repair and maintenance issues involving electrical, plumbing, appliances, and carpentry
• Apartment Inspections: Assist the property manager in scheduling annual apartment inspections and during move-in/move-out inspections
• Unit Turnover: Ensure turnover repairs and services are completed on schedule
• Preventative Maintenance: Maintain records for preventative maintenance and know contracts and vendors
• Building Codes: Stay current on building codes and safety standards
• Trash: Maintain trash areas
• OSHA: Knowledge of safety cutoffs and sewer clean-outs; comply with OSHA policies
• Emergency Response: Respond to after-hours emergencies per policy
• Snow Removal: Assist in snow removal
• Additional Duties: Perform other duties as outlined in the job description.
