Job summary

MMS Group seeks a live-in Maintenance Superintendent for a 87-unit Montclair, NJ property. The role covers heavy maintenance, interior and exterior inspections, and preventive programs with a focus on safety and compliance.

You will handle plumbing, electrical, carpentry, appliances, and boiler systems, ensuring timely repairs, inspections, and turnover tasks while coordinating with the office and manager.

Qualifications

• Five+ years of residential multifamily property management/apartment maintenance.
• High School Diploma or equivalent.
• Skills in plumbing, electrical, carpentry, appliance maintenance, masonry, HVAC and boilers.
• Valid driver's license.
• Fire Safety and Boiler License certification.
• Possession of basic maintenance tools.
• Physical requirements include heavy lifting and climbing.

Responsibilities

• Work Orders: Efficiently complete all daily work orders
• Communication: Communicate any delays in completing a work order with the supervisor
• Regular Maintenance: Troubleshoot repair and maintenance issues involving electrical, plumbing, appliances, and carpentry
• Apartment Inspections: Assist the property manager in scheduling annual apartment inspections
• Unit Turnover: Ensure turnover repairs and services are completed on schedule
• Preventative Maintenance: Maintain records for maintenance, service requests, and turn-over status
• Building Codes: Stay current on building codes and safety standards
• Trash: Maintain trash areas
• OSHA: Know about meters, cut-offs, sewer clean-outs and safety policies
• Emergency Response: Respond to after-hours emergencies
• Snow Removal: Assist in snow removal
• Additional Duties: Perform other duties as needed
