Job summary

Novogradac seeks an LIHTC Development Consultant to advise affordable housing developers on complex LIHTC transactions from feasibility through closing. You will lead strategy, quantify capital stacks, and manage client relationships while mentoring staff.

The role requires in-depth knowledge of 9% and 4% LIHTC, strong financial modeling, and the ability to communicate complex concepts clearly to diverse stakeholders.

Qualifications

• Bachelor’s degree in Business Administration, Political Science, Public Policy, or related field with at least five years of LIHTC development or consulting experience.
• Preferred CPA, MBA, MRED, JD, or similar credential; multi-state 9% and 4% experience.
• Knowledge of LIHTC program, including 9% and 4% transactions, QAPs, and state housing agency processes.
• Knowledge of affordable housing finance structures, including equity, debt, tax credits, and other funding sources.
• Ability to analyze risks, assumptions, and structuring alternatives; provide strategic recommendations.

Responsibilities

• Lead LIHTC development strategy, feasibility analysis, and capital stack structuring.
• Advise on 9% and 4% LIHTC transactions and review underwriting assumptions.
• Direct preparation and review of LIHTC applications under QAPs; engage in agency interactions.
• Review sources and uses, credit calculations, and operating pro formas; advise on equity pricing.
• Coordinate with developers, lenders, investors, attorneys, and agencies; mentor staff.
