Job summary

Novogradac is seeking a LIHTC Development Consultant to guide affordable housing developers through 9% and 4% LIHTC transactions from feasibility to closing, providing objective leadership and technical expertise while managing client relationships. You will lead strategy, applications, scoring, and allocation; review financial models; coordinate with lenders, investors, and agencies; and mentor staff.

A strong LIHTC background with multi-state experience is required.

Qualifications

• Bachelor’s degree and at least five years of LIHTC development or consulting experience.
• Preferred CPA, MBA, MRED, JD, or similar credential.
• Multi-state 9% and 4% experience.
• Knowledge of LIHTC program, including 9% and 4% transactions, QAPs, and state housing agency processes.
• Ability to analyze risks, assumptions, and structuring alternatives and provide strategic recommendations to clients.
• Excellent verbal and written communication skills.
• Ability to prioritize a fast-paced and varied workload with shifting priorities.
• Strong Excel and reporting skills.

Responsibilities

• Lead LIHTC development strategy, feasibility analysis, and capital stack structuring.
• Direct preparation and review of LIHTC applications under applicable QAPs.
• Review sources and uses, credit calculations, and operating pro formas; advise on equity pricing.
• Coordinate with developers, lenders, investors, attorneys, and agencies.
• Mentor staff and contribute to internal knowledge sharing and best practices.
