Job summary

Novogradac is seeking a LIHTC Development Consultant to advise affordable housing developers on 9% and 4% LIHTC transactions from feasibility to closing. Strong financial modeling, capital stack structuring, and client management are essential for success.

You will lead application development, collaborate with agencies, lenders, and investors, mentor staff, and contribute to knowledge sharing in a fast-paced multi-project environment.

Qualifications

• Bachelor’s degree in Business Administration, Political Science, Public Policy, or related field with at least five years in LIHTC development or consulting.
• Preferred CPA, MBA, MRED, JD or similar credential.
• Knowledge of LIHTC program including 9% and 4% transactions, QAPs, and state housing agency processes.
• Experience with equity pricing, investor requirements, and capital stack development.

Responsibilities

• Lead LIHTC development strategy, feasibility analysis, and capital stack structuring.
• Advise on 9% and 4% LIHTC transactions and underwriting assumptions.
• Direct LIHTC applications under QAPs and advise on scoring/positioning strategies.
• Support closings and post‑award activities through 8609 issuance.
• Manage client relationships and mentor staff.
