Job summary

Pratum Companies is seeking an experienced Assistant Community Manager to oversee leasing operations at an affordable housing community governed by LIHTC and HUD Section 8. The role focuses on occupancy goals, compliance, and top-tier resident service.

You will manage wait lists, coordinate certifications, perform income verifications, renewals, and liaise with property management to maintain accurate records. Strong knowledge of tax credit housing and Fair Housing laws is preferred.

Qualifications

• 3+ years of Property Management experience.
• 3+ years' experience in LIHTC and HUD Section 8 compliance.
• Certification related to affordable housing or compliance (e.g., TCS or COS).
• Excellent customer service orientation.
• Be able to perform duties with limited oversight in a fast-paced environment.
• Proficient in Word, Excel, Outlook and One-Site Property Management Software.

Responsibilities

• Manage wait list for Tax Credit for potential residents.
• Coordinate LIHTC and Section 8 compliance, certification and recertification.
• Coordinate on-site data collection and processing of resident information.
• Schedule recertification interviews and follow through to completion.
• Ensure proper calculation of income, assets, rent levels, etc.
• Assist manager with accounts receivable and accounts payable.
• Coordinate apartment inspections and create work requests.
• Assist residents with inquiries.
• Maintain resident files per company and regulatory policy.
• Assist with leasing tasks and related administrative duties.
• Perform other duties as assigned by management.
